NOOST legal

Owner Terms

Version: NOOST-2026-09-draft-v3 · This is the current NOOST product/legal framework for testing and remains subject to final legal review before launch.

Authority and accuracy

Owners must have the legal authority to offer the property and must accurately represent capacity, amenities, availability and material conditions.

Availability commitment

Owners must keep availability reasonably current. A pending offer is not a reservation, but once a booking is accepted and confirmed the Owner must honour the booked dates unless the cancellation policy permits otherwise.

Private offer rules

One offer is allowed per property/request. The offered total may be below, equal to, or up to 20% above the Traveller's stated budget. Once an offer is sent, its price cannot be revised or replaced. The Traveller sees the property, price, dates and a live expiry countdown before deciding whether to accept.

31–60 days before check-inMaximum 48 hours
15–30 days before check-inMaximum 24 hours
5–14 days before check-inMaximum 12 hours
0–4 days before check-inMaximum 4 hours

Owners may choose a shorter validity period from the options NOOST presents. Offer expiry is automatic and is not an Owner cancellation. If an Owner voluntarily withdraws an unaccepted offer, NOOST may block that property from re-offering those requested dates. If one legitimate overlapping booking is accepted, incompatible pending offers close without penalty.

Owner cancellation after confirmation

Confirmed means committed. Owner cancellations use a stronger timing-based schedule because cancelling a confirmed stay can leave the Traveller needing replacement accommodation. The Owner cancellation amount is calculated from the agreed accommodation price and is owed to the affected Traveller, in addition to the applicable accommodation refund.

31–60 days before check-in5%
15–30 days before check-in10%
8–14 days before check-in15%
More than 48 hours to 7 days before check-in25%
Within 48 hours of check-in35%

The Traveller also receives the applicable refund of the accommodation payment. Repeated or late Owner cancellations affect reliability standing and may result in warnings, suspension, removal or loss of Founding Owner status. Narrowly defined exceptional circumstances may be reviewed with supporting evidence.

Fees and payouts

NOOST's Owner success fee is disclosed before the Owner commits. Payouts may be delayed or blocked where payment, compliance, dispute or identity requirements are incomplete.

Licensing and taxes

Owners are responsible for providing required registration, licence, tax or jurisdictional information applicable to the property.

Owner insurance

Before accepting a live NOOST booking, the Owner must maintain valid property and liability insurance appropriate for the property's short-term rental activity, keep that coverage in force for the stay, and provide proof when requested by NOOST. The Owner must notify NOOST if coverage is cancelled, expires or materially changes. Any future NOOST damage-protection program is supplemental and does not replace the Owner's own insurance.
